Worked example

Example: three people in the fourth year after occupation

In the €4,000-per-person band, the limit is €12,000. If €9,500 of net interest was paid, €9,500 is considered; if €14,000 was paid, the deduction is capped at €12,000.

What the calculator includes

  • Before the dwelling is available, eligible interest and certain borrowing costs are deductible without a ceiling.
  • Interest remains uncapped in the year the dwelling becomes available and the following year.
  • The ceiling is then €4,000 per person for the next five years, €3,000 for the following five and €2,000 thereafter.
  • Interest subsidies reduce the deductible expense.
  • The calculator covers only a personally occupied home, not rental income.
